Horry County leaders on Tuesday, June 17, passed the second reading of a rezoning request that would allow 77 homes to be built in a rural area between Aynor and Conway, with one final vote remaining for full approval.
A 40-acre parcel located on Costie Allen Road, just off Highway 701 North in Aynor and near Green Sea Road, is being considered for rezoning from Forest Agriculture (FA) to Multi-Residential District 1 (MRD-1). The proposed development would introduce 77 single-family homes to the area.
Planning documents show the proposed development would feature a gross residential density of 1.88 dwelling units per acre and a net density of 2.28 units per acre. The plan includes two access points on Costie Allen Road, four internal streets with sidewalks, two small parks, a 50-foot streetscape buffer, and a 25-foot Type A buffer with a 6-foot privacy fence along the western property line. Additionally, a 10-foot buffer would be maintained adjacent to the wetlands.
The proposed subdivision would be served by Homewood Elementary (currently at 106% capacity), Whittemore Middle (84% capacity), and Conway High (71% capacity). Planning documents show that the development is expected to have a transportation impact of about 616 daily trips…
