Anticipation high for $15M Naples mixed-use project, even amid permitting delays

When Wynn’s Downtown broke ground at the end of May, developer Jeff Wynn was hopeful he’d have the certificate of occupancy in hand by the fourth quarter of 2026. But as often happens with construction projects, permitting delays have pushed that date back to the end of January 2027.

“We’re still planning about a 15-month build,” says Wynn, president of Downtown Naples (a development company run by the Wynn family overseeing the project and Wynn Properties.) The project went vertical in November, Wynn says, adding “the first floor is going up, and there’s a lot of cement going down. So overall, we’re moving forward.”

No one is likely anticipating the completion of the $15-million, 45,000-square-foot, three-story mixed-use building on First Avenue South near Goodlette-Frank Road in Naples more than Kristen Coury, founder, CEO, and producing artistic director of Gulfshore Playhouse. That’s because the theater, which opened its new performance home next door in fall 2024, will be moving its administrative offices to the second floor of Wynn’s Downtown and leasing the 17 studio apartments on the third level for housing the theater’s visiting actors…
