Pie Town Site Once Eyed for Luxury Beach Club Gets 270-Unit Apartment Pitch

A property in Nashville’s Pie Town neighborhood that was once supposed to house the city’s first luxury beach club is now the target of a very different kind of project: a six-floor, 270-unit apartment building. Atlanta-based South City Partners is proposing the project. A document submitted to Metro Planning Department concerns the 2.2-acre site at 800 Sixth Avenue South.

From Beach Club Dream to Apartment Blueprint

Modera SoBro, the 404-home community developed by Mill Creek Residential, is at 825 Sixth Avenue South, according to Mill Creek’s own project page. Per the Nashville Post’s reporting, the same stretch of land was previously eyed for Nashville’s first luxury beach club.

That beach club was planned to open in the summer of 2027, per the same account, and the Sixth Avenue site is now slated for apartments.

What the New Concept Plan Shows

South City Partners envisions a six-floor, 270-unit residential building on the parcel, the Nashville Post reports, while a separate filing described by CityNowNext puts the proposed residence count at 270 units with concealed parking and amenities on a 2.19-acre, DTC-zoned site.

South City Partners is Atlanta-based, according to the Nashville Post.
