Leiper’s Fork Land Rush: Luxury Lots Near Franklin Snapped Up Fast

A sprawling 380-acre gated community taking shape just outside the village of Leiper’s Fork is already drawing serious buyer interest, with developers saying nearly half the homesites are spoken for before the neighborhood has fully come to life. Branded The Arbors at Leiper’s Fork, the upscale project touts multi-acre build sites, miles of trails, and a pavilion-style “Summer House” amenity for buyers who want privacy, elbow room, and a quick drive back into town. Early sales are the latest sign that Nashville-area house hunters are still hungry for large, rural lots within a reasonable commute.

According to the Nashville Business Journal, The Arbors has moved nearly half of its 18 homesites during the initial marketing push. The development is led by Crews Investment Properties, with all sales and marketing handled exclusively by The McEwen Group.

Site, Lots and Pricing

As outlined by Williamson Source, The Arbors stretches across more than 380 acres and is divided into 18 multi-acre parcels that generally range from about 5 to 29 acres. Listings show prices beginning around $925,000. Developer Charles Crews told the outlet the goal is to “preserve the spirit” of Leiper’s Fork by tucking homes into the landscape instead of letting them dominate the countryside.

Approvals and Infrastructure

County planning documents show the final plat was approved as an 18-lot subdivision on about 379 acres, with roughly 68 acres set aside as open space and private, gated roads planned throughout the neighborhood, according to meeting records summarized by CitizenPortal. The staff presentation also noted that water service will be provided by the HP & TS utility district, while wastewater will be handled through individual septic systems on each lot.

Listings and Early Sales

Multiple MLS listings connected to The Arbors show build-ready parcels marketed through The McEwen Group and Compass, with several lots either actively listed or marked as pending, lining up with the developer’s sales claims. Those public listings also spotlight the project’s planned amenities: more than five miles of trails, streams running through the property, an open-air “Summer House,” a pickleball court, and an event lawn designed to give owners rural seclusion with a few shared gathering spots…
