Giovanni’s Pizzeria & Kitchen is stepping into the spotlight as the first signed tenant at Park Maitland Square, the boutique retail redo of the former Buca di Beppo site at 1351 S. Orlando Ave in Maitland. The family-focused Italian spot is set to anchor the compact project, effectively kicking off formal leasing along the Winter Park and Maitland stretch of South Orlando Avenue as the development shifts from construction to occupancy in the coming months.
According to the Orlando Business Journal, Giovanni’s is the first deal inked at the repurposed property, and the owner describes leasing activity as “very strong,” with talks underway with additional retailers and service providers drawn to the area’s affluent customer base. That report also credits a project rendering to United Capital.
Giovanni’s deal and where it fits
LQ Commercial reports that Giovanni’s lease covers about 4,204 square feet and notes that its team represented the tenant in the transaction. The firm describes this as Giovanni’s sixth Central Florida location, while Giovanni’s Pizzeria & Kitchen currently lists restaurants in Lake Mary, Lake Nona (Boggy Creek), Oviedo and Davenport, a lineup that underscores the brand’s regional footprint. The new Maitland location nudges Giovanni’s closer to Winter Park and to Maitland’s daytime population and established retail corridor.
What Park Maitland Square will look like
Valuation and development materials indicate that Park Maitland Square will total roughly 8,071 square feet across four tenant spaces, set on a 1.08 acre parcel that previously housed Buca di Beppo. Valtrust notes that the project will have about 90 parking spaces and unit sizes tailored to boutique retailers and full-service restaurants. The developer is marketing the center as a home for a mix of lifestyle and service tenants.
Why developers are betting on this block
Broker materials highlight a one mile average household income topping $117,000 and a dense daytime employee base, a combination that makes the corner appealing for sit-down dining and specialty retail. TotalCommercial also underscores Park Maitland Square’s South Orlando Avenue frontage and surrounding residential density as key selling points. With Giovanni’s committed, brokers are expecting more tenant announcements as interior build-outs reach the finish line…
