If it feels like nobody in your neighborhood has moved lately, you’re not imagining things. Across the country—and especially in Texas—homeowners are hunkering down.
Just 28 out of every 1,000 homes in the U.S. changed hands during the first nine months of 2025, according to a new Redfin analysis. That’s the lowest turnover rate since at least the early 1990s. And in major Texas metros like San Antonio, Dallas, Houston and Fort Worth, the slowdown has been even more dramatic.
