RENO, Nev. (KOLO) – The City of Reno is now in the final stages of the Accessory Dwelling Unit (ADU) ordinance. Staff drafted an ordinance early this year and gathered feedback from the public through the Neighborhood Advisory Board meetings (NABs), 3 virtual stakeholder meetings, Planning Commission, and City Council.
Additionally, the State Legislature passed AB 396, which addresses requirements for ADUs on residentially zoned property. Staff took all the feedback received, incorporated the language from AB 396 and developed an amended draft ADU ordinance.
Key changes that have been incorporated include:
- ADUs require a minimum lot size of 5,000 square feet
- One parking space is required for an ADU, which must be located on-site
- ADUs shall not be rented out for less than 28 days
- Additional design standards for attached ADUs
- Additional design standards for detached ADUs
- ADUs shall meet the side and rear yard setbacks consistent with what the zoning district allows for the principal structure
This ordinance will be brought to Planning Commission for a formal recommendation to City Council. The ordinance will then go to the City Council for a final decision. Final dates for the City Council meetings are anticipated in the August/September timeframe…
