Mia Rose Holdings has sold The Prairie, a 204-unit multifamily community in Dardenne Prairie, Mo., to a private individual, according to Yardi Matrix information. The buyer assumed the property’s five-year, fixed-rate $28.5 million loan, issued by CBRE Capital Markets in 2025. This is the first time the asset changes hands since the selling party brought it online.
Mia Rose Holdings’ national portfolio exclusively consists of communities across the Midwest, mainly across in metro St. Louis, joined by a few others in Arkansas, Indiana and Illinois. Within a 5-mile radius of The Prairie, Mia Rose Holdings also developed The Sullivan in Lake St. Louis, Hearthstone at Autumn Hollow in Autumn Hollow Circle Wentzville and the mixed-use The Prairie Encore.
A market-rate asset in metro St. Louis
Developed by the selling party, The Prairie came online in two phases, between 2022 and 2023, at 210 Dogwood Prairie Drive, on a 6-acre site. The community comprises five two- and three-story buildings enclosing 120 one-bedroom and 60 two-bedroom units developed in the first phase on construction, as well as 24 three-bedroom apartments added in the second phase. Unit layouts range from 751 to 1,137 square feet, the same data provider shows. Shared amenities include a fitness center, business center, clubhouse, swimming pool and grade-level parking with more than 300 spaces.
The Prairie is just off Missouri State Route 364, which connects the area to downtown St. Louis, Mo., some 36 miles southeast. Other major thoroughfares in the area include interstates 64 and 70.
