Velocity Development Group is currently finishing construction on a duplex with accessory dwelling units (ADU) in North Kenwood. The 6,350-square-foot property, located at 2525 13th Avenue N., was acquired in July 2023.
A key factor in the project was utilizing the NTM-1 zoning code (Neighborhood Traditional Mixed Residential), which was adopted by the City of St. Petersburg that same year.
According to the City, single-family houses or new projects zoned under this code “may expand to include accessory dwelling units (e.g. garage apartments) or be redeveloped up to a maximum of four residential units.”…
