$3.3M development invites new dining, retail options to San Antonio enclave

In the past, an empty lot in Alamo Heights has been used seasonally by Papa Noel Trees to sell Christmas trees, but a San Antonio developer plans to transform the property into a hub for retail, dining and office space.

Fulcrum Development will construct a new two-story mixed-use facility at 6333 Broadway along a stretch of the busy corridor that still skews more residential than commercial. Still, the new project will be close to other local businesses, such as Honchos The House of Churros and Alamo Barber & Beauty Supply. Fulcrum’s website for the development includes renderings that show a vibrant space with modern touches and stilt parking.

A project details page filed with the Texas Department of Licensing and Regulation indicated that the cost to build the 6333 Broadway structure would be at least $3.2 million. The TDLR filing describes the scope of work as “a two-story, 20,800-square-foot mixed-use retail building to be level with Broadway with underground parking.”

Construction is expected to begin on September 1, 2026, and may continue through September 2027. There don’t appear to be any businesses signed on yet, but it’s still early in the project.

On its development website, Fulcrum included demographic data within one-, three-, and five-mile radii, reflecting the nearby population and average household incomes. The site also listed a traffic count of about 17,000 vehicles per day…
