A new era is on the horizon for one of North Park’s most storied corners. Mom’s Chicken & Waffles, the popular breakfast and comfort food spot currently operating out of U-31 Cocktail Lounge, will soon move into its own brick-and-mortar space – taking over the iconic corner unit formerly home to Lucky’s Breakfast, which served the neighborhood for nearly 50 years.
The new standalone location on Grim Avenue, now part of the recently renamed “Lucky Lane,” marks a major milestone for owners Brian and Collette Foxworth, who launched Mom’s in 2023 as a rebrand of their previous concept Rhythm’s Chicken & Waffles. After growing a following from their Pacific Beach beginnings to Netflix’s Fresh, Fried & Crispy and most recently from their U-31 kitchen, the Foxworths are now preparing to anchor their comfort food operation at the heart of North Park.
The upcoming location will highlight Mom’s famous breakfast and brunch offerings—crispy fried chicken, golden waffles, and other daytime favorites—while also offering a growing selection of lunch and dinner options.
