That distinction matters in a market where listings are reaching levels well above many documented transactions. The Ark reported that an $50 million asking price for the Crest, an eight-bedroom Belvedere estate, would exceed the county’s $47.5 million residential-sale record from 2015 if the property sold at that amount.
The same historical record also illustrates why asking prices and closed-sale data should not be treated interchangeably.
