Unpaved ‘Dirt Alley’ in SF Sunset District sells for $25K

SAN FRANCISCO (KRON) — An unpaved parcel of land in San Francisco’s Sunset District neighborhood sold for $25,000 earlier this year, according to city records and real estate listings. The parcel of land at 1926 Kirkham Street known as “Dirt Alley” was listed on a notice of public auction of tax-defaulted properties by the City and County of San Francisco.

The property was listed as available for a minimum bid of $1 on a notice of public auction of tax-defaulted properties. An assessor’s map on the San Francisco Planning Department shows the property as being a narrow, alley-like strip running between properties off Kirkham Street.

According to the assessor’s report, which describes the property as a “vacant lot,” the parcel is a 605-square-foot rectangle that’s 82 feet long. The property contains no bedrooms and no bathrooms, city records indicate.

Real estate listings for the adjacent property, 1924-1926 Kirkham, are for a multi-family, 2-bedroom, 3-bathroom home that last sold in 2024 for $1,050,000. According to KRON4 News partner the San Francisco Standard, which first reported this story, the dirt alley was purchased by a San Francisco couple who mistakenly thought they were buying the adjoining property at 1924-1926 Kirkham Street.

A block map on the SF Planning Department website shows the property, which was listed as Lot 24A, as an alleyway running between buildings. According to a Zillow listing citing public records, the land parcel was sold for $25,000. City records indicate it was sold on May 20 of this year…
