4211 Starboard Dr. — WisLab EMS Headquarters and Production Center
A Fremont electronics manufacturer just spent $181 million buying up two office and production campuses in the East Bay, cementing its bet that demand for AI hardware will keep growing. WisLab EMS, the company behind the deals, now owns its longtime headquarters building on Starboard Drive outright and has added a sprawling three-building campus on Warm Springs Boulevard to its local footprint.
WisLab EMS paid $61 million in May for the building at 4211 Starboard Drive, which serves as its headquarters and primary production center. The Mercury News reports the site as 126,000 square feet, while Taiwan Stock Exchange filings give its area as 129,808 square feet, according to The Mercury News. The company had actually been leasing that same building since May 2024, under an agreement that was terminated once the all-cash purchase closed, according to Taiwan Stock Exchange filings. Then, on September 4, the company closed on a second, much larger acquisition: a three-building campus at 48021, 48105 and 48133 Warm Springs Boulevard for $120 million, per Alameda County property records cited in the same Mercury News report.
A Rebranded Manufacturer With Deep Pockets
WisLab EMS is owned by Taiwan-based Wistron Corp., an electronics and manufacturing firm, and the Fremont operation traces back to Alpha EMS, a Silicon Valley contract manufacturer founded in 2002. Wistron acquired Alpha EMS in May 2024 through a $15.5 million capital injection before renaming the business WisLab EMS in 2025 to align with the parent company’s global brand, according to WisLab EMS.
