A $100K Salary Rents Just 13% of San Jose Apartments, Zillow Finds

A $100,000 salary sounds like plenty of money almost anywhere in the country, but in San Jose it qualifies a renter for just 13% of available apartments. In San Francisco, that same six-figure income opens the door to only about 31% of rentals, according to a new Zillow analysis of 2026 rental listings — a sliver of the market compared to the 77% of rentals accessible to $100,000 earners nationwide.

The findings, first reported by Christian Leonard for the San Francisco Chronicle, define an affordable rental as one where a household spends no more than a third of its annual income on housing. For a $100,000 household, that works out to a hard ceiling of $2,500 a month. In the San Jose metropolitan area, which Zillow defines as Santa Clara and San Benito counties, the median monthly rent from January through August ran $3,539 — well above what a six-figure earner can responsibly spend, leaving only a narrow band of listings priced between $2,333 and $2,500 within reach.

Zillow itself cautioned that its 13% figure for San Jose might understate the real picture, saying the actual affordable share is probably somewhat higher. Even so, what that sliver of affordable inventory actually looks like is telling: a median size of just 650 square feet with one bedroom, with 95% of those units sitting inside apartment or condo buildings rather than standalone houses, according to data reported by GlobeSt.

Within San Francisco proper, the typical home rent hit $4,680 in August, while the wider metro area’s typical rent stood at $3,410 the same month…
