The company will occupy a full building in the Orchard Commons complex, gaining larger floorplates, loading access and heavier electrical capacity suited to device testing and product development. According to ADVFN, SI-BONE agreed to lease approximately 50,485 square feet at 88 West Plumeria Drive in North San Jose. The Form 8-K, filed Feb. 20, 2026, lists Orchard Commons as the property and lays out the core terms and options tied to the transaction.

The agreement is slated to begin the earlier of Oct. 1 or the date SI-BONE begins business operations in substantially all the space, and runs for 102 months with a five-year extension option. The company also has a one-time right to take an adjacent 28,531 square feet if that space becomes available, and the filing lists an initial monthly base rent of about $128,737 with scheduled increases of roughly 3% per year. The Form 8-K notes SI-BONE is entitled to rent abatement for the first six months and to tenant-improvement and power-upgrade allowances, according to the company disclosure.
