Plan board OK’s rule changes for ALF redevelopment

VENICE — Land-rule changes that could open the door to a 165-unit complex at 1111 Avenida de Circo will go to the City Council with the Planning Commission’s recommendation of approval.

The development would replace a medical office, a long-empty adult living facility and an asphalt business.

“If there’s a piece of property that needs redevelopment, it’s that one,” Commissioner Jerry Jasper said.

Most of the property is owned by Del Circo Pointe Plaza, whose principal is Steven Wasserman. The southeast corner belongs to Advanced Asphalt of SW FL Inc. Together, the two parcels make up 5.45 acres.

The applicant for the changes is Surf Road LLC, a Port Richey-based company, Division of Corporations records show.

Representing the company, attorney Jeff Boone said the goal was to fit a financially viable project into the standards for the area without widespread changes to them.

Two changes were proposed: a comprehensive plan amendment that would add 171 dwelling units to the Island mixed-use corridor, which would allow a density on the 5.45-acre property of up to 35 units per acre, and a land development regulation amendment to allow a height of up to 85 feet via a height exception.
