Well, in reality, they can increase it as much as they want.

There are currently no state laws that limit how much landlords can charge for rent. This allows landlords to raise rent based on factors like market rates, demand, overhead costs, profit goals and more.

Although they can charge you as much as they want to, landlords cannot raise the price of rent without giving tenants notice first. In Georgia, landlords must give renters at least 60 days written notice before raising the rent.

Landlords also cannot raise the rent in the middle of a lease agreement.
