D.C. Contractor Drops 187,000-Square-Foot Fab Hub In Odenton’s Backyard

Pro-Air, a Washington, D.C.-based mechanical contractor, is packing much of its fabrication and building-information-modeling work into a single 186,878-square-foot industrial building in Odenton. The lease at 350 Winmeyer Ave is set to consolidate operations, clear up space near BWI for other uses, and, company leaders say, speed production on the firm’s high-complexity projects. The move pulls Pro-Air more firmly into Anne Arundel County’s industrial corridor at a time when many contractors are centralizing prefabrication and BIM work under one roof.

As reported by The Daily Record on April 10, Pro-Air secured the 186,878-square-foot lease at the Odenton site in a deal announced by commercial real estate firm KLNB. The report notes that KLNB, which has five offices across the D.C.–Baltimore region, represented Pro-Air in securing the lease.

The building, marketed as the Arundel Distribution Center, is listed by CBRE as offering between 78,800 and 186,878 square feet of industrial space, with the full 186,878-square-foot floorplate available. KLNB’s announcement, distributed via CityBiz, states that Pro-Air plans to centralize fabrication and BIM operations at the Odenton site, turning the cavernous space into a focused production hub.

Officials say the move will speed production

Pro-Air co-founder and president Chris Sakkos told The Daily Record that “our company and our industry have had to evolve rapidly.” Executive vice president Chuck Jewell added that “this move significantly increases production speed and efficiency, providing the specialized environment required to scale for high-complexity projects.” In other words, the bigger, centralized shop is meant to keep intricate jobs moving faster and more predictably.
