New pocket neighborhood proposed in Grant Beach would offer more housing options

A new pocket neighborhood is planned in the Grant Beach neighborhood, where it will help to fill in an undeveloped area along Broadway Avenue. Developed by the Drew Lewis Foundation, the project envisions 14 small single-family homes with a residential clubhouse.

The nonprofit, which focuses on revitalizing neighborhoods through an asset-based approach, bought mostly undeveloped properties between Weaver and Broadway avenues north of Poplar Street in May 2023, according to the Greene County Assessor’s database. Now, the foundation is seeking to rezone seven lots to transform this area of the neighborhood. Two of the lots are not owned by the foundation and include one single-family residence, according to the database.

Plans include a residential clubhouse, road and sidewalk improvements, landscaping, fencing along the north side and 14 homes — those facing Weaver will have driveways and garages while those on Broadway will have angled on-street parking. Because of this on-street parking, a median would be installed in the middle of Broadway along with other traffic calming measures.
