Apartment building with nearly 200 units proposed by Medical Mile

An apartment building with almost 200 units near the Medical Mile in south Springfield is being pitched as a way to provide workforce housing near large employers. At a Springfield Planning & Zoning Commission meeting Thursday, March 12, nearby residents shared concerns about increased traffic volumes and requested a scaled down version of the proposal.

As proposed, the project — dubbed The Reserve at Medical Mile — would include a four-story apartment building and related amenities. Before developers can proceed, they need the commission and City Council to approve the rezoning of about 7.4 acres at 3302 S. Maryland Ave., west of National Avenue near Walnut Lawn Street, into a Planned Development, a unique zoning district that adds additional requirements and includes a site plan the developer must stick to.

The property, which currently includes a parking lot, is just west of Mercy medical clinics on South National and just north of the CoxHealth medical campus and Meyer Orthopedic & Surgical Hospital. The developers anticipate tenants would largely consist of medical employees…
