Central Tucson Industrial: NGW Properties Builds Fort Lowell/Estrella Yard Assemblage

TUCSON, AZ (February 18, 2026) — NGW Properties LLC of Tucson has assembled a compact industrial yard footprint in Tucson’s Central submarket with the purchase of two industrial buildings and gated yard space at 208 E. Fort Lowell Road and 1350 N. Estrella Avenue for $300,000 ($94.28 PSF). The seller was Estrella Lowell LLC, and the transaction closed on September 23, 2025. Built in 1950, the fully walled and gated site totals 0.54 acres (approximately 23,500 square feet) and includes 3,182 square feet in two buildings: a 1,800-square-foot building and a 1,382-square-foot building, within the Coronado Heights area, and zoned C-2.

NGW Properties acquired the property for owner-occupancy by an affiliated user, J.W. Civil Construction Company, to support its Tucson operations, and the deal was structured with a seller carryback.

That footprint was recently expanded with an additional acquisition. On February 12, 2026, NGW Properties purchased a small adjacent parcel with a 1,600-square-foot office building at 204 E. Fort Lowell Road (SEC of Estrella Avenue) for $200,000 ($125 PSF)…
