Phase One of Sundy Village Complete at 22 West Atlantic Avenue in Delray Beach

Pebb Capital has announced the completion of Phase One at Sundy Village, its seven-acre mixed-use campus at 22 West Atlantic Avenue in Delray Beach. The milestone was marked by the receipt of a Temporary Certificate of Occupancy, delivering 100,000 square feet of Class A+ office space, 30,000 square feet of retail and dining, and 268 below-grade public parking spaces. Leasing momentum has brought the project to 88 percent occupancy, with another 8,500 square feet under negotiation that would push that figure to more than 92 percent.

Tenants at Sundy Village include Vertical Bridge, which expanded its footprint to 48,140 square feet earlier this year, as well as Barcelona Wine Bar, Van Leeuwen Ice Cream, Double Knot, and Drinking Pig BBQ. Restaurants are beginning buildouts with openings anticipated on a rolling basis through late 2025 and the first half of 2026.

New signings include Industrious, the national flexible workspace provider, which will occupy 25,190 square feet across two standalone office buildings at 25 SW First Avenue and 35 SW First Avenue. Other leases include Maman (1,768 square feet), Dragonfly MRI (6,485 square feet), JTC (2,458 square feet), Fairstead Development (2,215 square feet), Lost Coast Collective LLC (1,212 square feet), Coastal Investment Company (1,030 square feet), and Delray Beach Craft Brewing, LLC, which will open in the restored Cathcart House on Swinton Avenue.

“Leasing at Sundy Village mirrors the top demand drivers across South Florida: efficient layouts, seamless indoor-outdoor connectivity and walkable amenities. We expect the remaining suites to transact quickly as companies look to secure space at what is becoming Delray Beach’s most well-rounded mixed-use address,” said John Criddle, Executive Vice President at CBRE, who oversees office leasing with Joe Freitas.

Phase Two of Sundy Village will add a 79,141-square-foot office building at 100 SE First Avenue and a 165-space garage with 3,400 square feet of ground-floor retail at 48 SE First Avenue. The garage, developed in partnership with the City of Delray Beach, will be open to the public after 6 p.m. on weekdays and all day on weekends.

Designed by Gensler and RLC Architects, Sundy Village integrates shaded walkways, courtyards, green space, and indoor/outdoor dining areas. The project also incorporates several historic homes, many of which are listed on the National Register of Historic Places, restored and preserved with plaques that highlight their significance to Delray Beach’s history.
