Construction has started on a mixed-income housing development in Palm Beach County. Florida YIMBY first reported on this venture in March 2024.
The Dune in Boynton Beach is set to measure eight stories above grade and comprise 298 apartments and 38 townhomes, yielding a total of 336 units. The apartments will be located on a parcel called “the Dune South,” while the townhomes will be located on “the Dune North.” The apartments will include one-bedroom and two-bedroom models; the townhomes will be divided among four three-story buildings.
About 60 percent of the apartments will be designated for tenants earning up to 120 percent of the area median income (AMI). As required under the Live Local Act (under which the developer is filing), a community must have at least 40 percent of its units to be designated as workforce housing to qualify for incentives. Yet, The Dune at Boynton Beach exceeds that required percentage. In addition to the homes, The Dune in Boynton Beach will also host 2,800 square feet of commercial space.
Affiliated Development is the developer. Moss, the general contractor, has started construction and estimates the process to take about 19 months. The Dune in Boynton Beach has been made possible with the security of a $72.56 million construction loan. It’s set for 2755 S. Federal Highway, Boynton Beach, FL, 33435, in Palm Beach County…
