On behalf of homebuilder D.R. Horton, Inc. and property owner Corbett Industries Inc., Raleigh-based engineering firm McKim & Creed is looking to rezone nearly 758 acres of land off of Sidbury Road in New Hanover County.
The engineering firm is also responsible for other major local developments like Riverlights in Wilmington and the Commerce Industrial Park in Pender County.
The applicant wants to rezone the large piece of property between Sidbury Road and Interstate 140 from an R-15 district (medium density residential) to a Planned Development zoning that would allow mixed-use development including 1,754 units. Under the current zoning, only 1,440 are allowed.
According to the site plan, most of the land will consist of residential lots, though 144 units of residential duplexes will sit at its north end. The plan also connects the proposed development through various entrance points to adjacent Sidbury Station communities.
A larger portion of the property is listed on Corbett Industries’ website and is described as a tract with “tremendous development potential” that is mostly upland and has substantial ditching in place to adequately shed and drain water.
