Leland’s largest residential development has plans to expand again.
According to plans recently submitted to the town of Leland, Brunswick Forest is looking to add a nine-building community to its large footprint off U.S. 17 in the town.
The development, in its 17th year in 2024, has around 3,500 homes and 6,000 residents, with hundreds of new units approved for construction in recent years . Plans for Brunswick Forest’s newest section show a nine-building apartment community called “The Edge.”

According to initial plans, The Edge would be part of Phase 7 Section 4 of Brunswick Forest’s master plan. The site plan shows 300 residential units proposed for a 16.69-acre parcel on the west side of the development. The Edge is planned along Brunswick Village Boulevard, nearby Hewett-Burton Road and Little Creek Road.
Site plans for the community show nine residential buildings and outline plans for 300 total residential units: 150 studio and one-bedroom units, 125 two-bedroom units and 25 three-bedroom units. The plans also show several amenities for the new community, including a dog park, pickleball court, pool and club house.
