A Major Investor Just Bought Into Bay Area Senior Housing. Nobody’s Saying What It Paid

Clarion Partners, the real estate investment arm of Franklin Templeton, has acquired Clearwater at Sonoma Hills, a 94-unit assisted living and memory care community in Rohnert Park, California. Clearwater Living, the seller, will stay on as operating partner, and CBRE arranged the transaction. Neither side disclosed a purchase price.

That gap matters less than it might seem. What’s actually knowable here, the demographic pressure building in this specific market and the broader valuation range institutional buyers are currently paying for comparable senior housing nationally, tells a more useful story than a single transaction price would on its own.
