Construction permitting is advancing for the redevelopment of 3333 Biscayne Boulevard in Miami’s Edgewater neighborhood, where Beitel Group is planning a three-tower development spanning an entire city block. A master construction permit filed for the first tower calls for a 45-story residential building with 667 units, structured parking, and 7,408 square feet of ground-floor retail space. John Moriarty & Associates is listed as the general contractor.
Some site prep and demolition is already underway across portions of the property following approval of demolition and tree removal permits. Additional applications remain under review for site preparation and foundation piling work, the master construction permit, and phased vertical construction. Approval of the remaining filings would allow work to progress into foundation activity and subsequent vertical construction.
The filings provide the clearest indication to date of how the development has evolved from the scheme first presented in 2022. Designed by Stantec, the earlier proposal called for three buildings rising 41, 40, and 12 stories, with two residential towers and a separate office building. The development was planned with 635 residential units, 156,989 square feet of office space, 19,180 square feet of commercial space, and 1,210 parking spaces.
The development has since shifted toward a more residential-focused configuration. The current master permit provides details for the 45-story first tower but does not include comparable program information for the remaining two buildings.
The scale of the first tower alone illustrates the extent of the revision. Its 667 residences exceed the 635 units planned across the entire residential component of the original 2022 proposal. The current permit also identifies structured parking and ground-floor retail but does not list the substantial office component included in the earlier development…
