Montgomery County homes are taking longer to sell as increased inventory and softer demand continue to shift the local housing market, according to the latest report from the Greater Capital Area Association of REALTORS (GCAAR).
Residential properties in Montgomery County spent an average of 30 days on the market in July, eight days longer than during the same month last year. The county recorded 961 new listings, an increase of 5.1% from July 2025. The median sold price was $656,000, down 0.6% year over year.
Across Montgomery County and Washington, DC, there were 4,700 active listings in July, well above the five-year July average of 3,661. The region had 3.5 months of housing supply, compared with a five-year average of 2.6 months…
