A 170-unit build-to-rent community called Amplify Tomball finished construction earlier this week at 17318 N. Eldridge Parkway, offering one- and two-bedroom townhomes with attached garages to renters who want more room than an apartment but aren’t ready — or able — to buy a house in Tomball’s pricey market.
The three-story townhomes run from 1,020 to 1,390 square feet and rent for roughly $1,699 to $3,000 a month, according to Realty News Report. Units come with granite countertops, stainless-steel appliances, luxury vinyl plank flooring and modern kitchen backsplashes, according to Chron, which first reported on the community’s opening. The property is now leasing and includes private one- or two-car garages with every townhome.
Houston-based Ascendant Development built the project, which broke ground in November 2023 and was designed by Houston architectural firm EDI International, per state filings tracked under project number TABS2023018414 by the Texas Department of Licensing and Regulation. It’s not the developer’s first build-to-rent play in the region — Ascendant previously completed Preserve at Hwy 6 in Fresno, a 320-home luxury BTR community, along with Haven at Treeline, a 231-unit luxury apartment complex also in Tomball.
Amenities Built to Compete With Homeownership
Amplify Tomball offers residents a saltwater swimming pool, a clubhouse, a fitness center with yoga and spin rooms, a demonstration kitchen, a game room, a dog park and property-wide Wi-Fi, according to Chron’s reporting.
