Faena Residences Miami is giving a first look at the residences at the top of the two-tower development along the Miami River. The $250 million collection stretches from the 62nd to the 67th floors and includes Sky Villas, Sky Lofts, and penthouses, with some of the building’s biggest homes—and biggest price tags—situated on the uppermost floors.

The collection is part of Faena’s first standalone residential project, developed by Fortune International Group with KAR Properties. The towers are connected by a three-story bridge housing Faena Rose, a 45,000-square-foot private club and cultural space. There are also restaurants, wellness facilities, private lounges, screening rooms, dedicated marine concierge services for boat arrivals, and on-site cultural programming for residents.
Faena Design Studio worked with London-based Bryan O’Sullivan Studio on the interiors, marking the firm’s first project in Miami. The homes layer rich textures and sculptural details, while large terraces extend the living spaces outdoors. O’Sullivan is also behind the design at Chilston Court, the Robert A.M. Stern-designed residential development taking shape in Greenwich, Connecticut.
The collection’s crown residence is a two-level penthouse spanning more than 15,000 square feet, with about 8,200 square feet inside and another 6,900 square feet of exterior space, including a private rooftop with a pool and an outdoor fitness area. At that scale, it feels less like a patio and more like another floor of the apartment, overlooking the Miami River, Biscayne Bay, and the downtown skyline, with ample space for lounging, dining, and entertaining…
