North Dallas Corridor Lands 54-Megawatt Data Center as DFW Vacancy Hits 2.8%

A joint venture between two real estate investment firms is developing a turnkey data center with 54 megawatts of critical capacity in the North Dallas corridor, adding another major project to a Dallas-Fort Worth market where available space has all but disappeared. The facility, planned for a 74-megawatt site in the Dallas market, is slated to come online in late 2027 and is designed for the kind of AI-ready power density that developers say is now essential for meeting demand from inference workloads.

The project is a partnership between Northampton Capital Partners and Provident Data Centers, according to Connect CRE. The two firms have also agreed to a broader framework to develop additional data center sites in markets across the U.S., per commercial search reports cited in that reporting. Northampton Capital Partners, based in New York, was founded in 2023 by Geoffrey Strong, the former global co-head of infrastructure and natural resources at Apollo Global Management, to pursue middle-market infrastructure and energy transition investments, according to Institutional Real Estate, Inc.

Provident brings deep local roots to the deal. Dallas-based Provident Realty Advisors, founded in 1991, oversees a $2.9 billion real estate portfolio and manages more than 50 data facilities representing over 6 gigawatts of planned or committed power capacity nationwide through its Provident Data Centers platform, according to DC Byte. The firm is also independently developing an 18.73-acre AI and high-performance computing campus in Garland with a phased power plan starting at 54 megawatts and an on-site substation designed to sidestep regional power queue delays, per Datacenters.com.

Built for Power, Water, and Quiet

The North Dallas project’s design is optimized for quiet operation and consumes effectively zero water, according to Connect CRE’s reporting.
