A big change is underway at Grandscape as JPI officially breaks ground on Jefferson Grandscape II, a 277-unit apartment community set to rise along Nebraska Furniture Mart Drive in The Colony.
Backed by a partnership with Nebraska Furniture Mart and financing support from QuadReal, the project carries a total cost of $77.8 million and adds to JPI’s already extensive footprint across the Dallas-Fort Worth region.
Building On Momentum In The Colony
The new apartment, expected to open in January 2028, follows the success of the first Jefferson Grandscape phase. Jefferson Grandscape II also introduces a first for JPI locally — direct connectivity to an existing parking garage, a feature designed to streamline access for residents while making efficient use of space on site.
“After the success of our first phase, we’re thrilled to return to Grandscape, where great restaurants, shops, and entertainment come together to create a lifestyle people actually want,” said Mollie Fadule, chief financial and investment officer at JPI, in an official statement. “This project marks our 124th development in DFW, raising our total number of regional housing units to 44,714.”
Inside The Units
The community will include a range of layouts, from studios to three-bedroom apartments, totaling 277 units. The breakdown includes 11 studios, 172 one-bedroom units, 86 two-bedroom apartments and eight three-bedroom homes.
Inside, the focus leans toward modern finishes and functionality. Each unit is planned with smart home technology, granite countertops, stainless steel appliances and wood-style flooring. Additional touches — like pendant lighting and spacious closets — round out the interiors, while select units will offer upgraded features such as mud rooms, walk-in pantries, dual vanities and private outdoor spaces.
