Glenn Beck Nonprofit Snaps Up Whole Las Colinas Office Building

Glenn Beck’s nonprofit Mercury One has locked in a huge North Texas footprint, signing a lease for roughly 172,089 square feet at 6655 MacArthur Blvd in Irving. The nonprofit is taking over the entire three-story office building, a deal brokers say ranks as the largest direct new office lease in the Las Colinas submarket in five years.

As first reported by The Business Journals today, the agreement covers the full building and is a direct new lease rather than a sublease. Orion Properties, the building’s owner, told industry press that Mercury One and The American Journey Experience intend to convert the office space into a history museum and event center, Steven Palmesi said in prepared remarks, according to Commercial Property Executive. Mercury One’s website describes The American Journey Experience as a museum and research library focused on preserving artifacts and offering educational programming, and it already lists Irving as the home base for its collection.

Large, full-building commitments remain relatively rare in Las Colinas, so Mercury One taking over an entire asset is likely to be read as a meaningful vote of confidence by landlords trying to backfill empty offices.

Deal Mechanics and Representation

Industry records show that Orion Properties acquired the three-story building in 2010, and brokers said the property was sitting vacant before the Mercury One lease was signed. Cushman & Wakefield brokers Matt Schendle and Mary Frances Burnette represented Orion in the transaction, while Mercury One was represented by Senior Director Steve Wentz, according to Commercial Property Executive…
