Mega 252-Unit Alta Longmont Breaks Ground Off Rogers Road

Longmont’s latest big rental play is officially out of the ground. Wood Partners has kicked off site work for Alta Longmont, a 252-unit apartment community north of Denver that will span seven buildings and lean hard into resort-style amenities and Flatirons views. The developer is aiming to open the doors in spring 2028, positioning the project as one of the larger rental additions in the city’s recent development pipeline.

Developer Says Dirt Is Moving

Crews have started early site work on Alta Longmont this week, according to the Denver Business Journal. The outlet reports that the Longmont community is planned for 252 apartments across seven buildings, with a slate of resort-style amenities and prized views of the Flatirons, and that Wood Partners is targeting a spring 2028 opening. After years of planning, paperwork, and quiet progress behind the scenes, this is the first phase neighbors can actually see from the street.

What City Filings Show

City planning records filed with the City of Longmont list the project site as 11386 E Rogers Road and describe a garden-style apartment community totaling 252 units. The documents peg the planned density at roughly 27.4 dwelling units per acre and outline two vehicular access points from E Rogers Road, along with a new sidewalk connection for pedestrians.

The filings detail a mix of uncovered surface parking and carports, paired with several shared open spaces intended for both active and passive recreation. An alternative parking plan is included in the application, along with modification requests tied to landscape buffering and irrigation tables. City staff will evaluate those elements as part of the broader permitting and review process.

Wood Partners’ Front Range Push

Wood Partners, which is leading the Longmont project, already lists multiple Alta-branded communities in Colorado on its properties page, underscoring a broader push along the Front Range. The firm has been involved in nearby efforts such as Alta Flatirons in Superior and transit-oriented projects in Aurora, suggesting Alta Longmont is another piece in a regional strategy.

The company’s portfolio leans into amenity-heavy, suburban rental communities that highlight quick access to trails, open space, and outdoor recreation. Alta Longmont appears set to follow that playbook, only this time the focus is on Longmont’s growing edge off Rogers Road.

Permits, Public Review And What Comes Next

According to city records and the developer’s submissions, the project has already cleared major milestones, moving through annexation and concept-plan review before advancing to detailed site-plan filings. The current construction activity follows those approvals, but a full checklist remains…
