STATEN ISLAND, N.Y. — The massive industrial warehouse project that has been rising at the corner of Arthur Kill Road and Nassau Place in Richmond Valley for close to two years is now officially open for business and seeking tenants.
“We are thrilled to be delivering over 330,000 square feet of brand new, Class A space desperately needed in the New York City market,” noted Helen Paul, executive director of Cushman & Wakefield, the property’s leasing firm, which held a ribbon cutting ceremony at the site on Thursday. “We are ready for business.”
Described by Cushman & Wakefield as “ideal for bulk distribution, last mile and production,” the site features 60 loading docks and two drive-in doors. The firm did not specify what type of tenant they are seeking, but developers previously told the Advance/SILive that the facility will be a home base for the storage of manufactured goods.
According to New York City Planning documents, the project was disapproved by Community Board 3 in October 2022 but approved by the City Planning Commission later that same year. Elected officials and residents have voiced their concerns about the facility’s impact on local traffic.
“You have Arthur Kill Road, which is already overburdened. You have the bridge that’s near this site being very narrow, the road is even narrower,” Councilmember Frank Morano noted in July when construction efforts at the facility snarled traffic for days. “And now you’re throwing industrial level truck volume into the mix, it’s incredibly reckless. The roads in that area were never designed for this kind of industrial freight volume, they were designed for neighborhood traffic not commercial supply chains.”
