COLUMBIA, S.C. — Core Spaces, the company behind the massive ōLiv Columbia mixed-use development in downtown Columbia has announced the sale of the 1441 Main Street office building to a new, local owner. The sale was finalized on Wednesday, May 20, in partnership with Glenfield Capital, the asset manager for the building. The buyer, yet unnamed, is said to be local with existing ties to the building, “further reinforcing the continuity and community connection of the asset, ” according to Core.
Chicago-based Core announced the development of ōLiv Columbia in July 2025. The new, mixed-use development is being constructed directly behind 1441 Main, using former parking lot areas. Once completed, ōLiv Columbia will consist of two high-rise buildings behind the existing office building — a 26-story market-rate apartment tower and a 22-story student housing tower, with a total of 723 units and 2,352 beds. The complex also includes more than 2,100 square feet of retail space and a parking garage that can accommodate 1,600 vehicles.
