New Knox Villas to Bring Standalone Luxury Homes to Knox/Henderson

You may have already noticed it. Going down Cole Avenue near its intersection with Armstrong Avenue in the buzzy Knox/Henderson neighborhood, there it is — an idyllic lot in a treed area, and the beginnings of a dozen custom residences. They’re so unique for the area that half of the lots are already reserved, under contract, or slated for construction.

That enclave will soon be home to Knox Villas, just 12 standalone residences that are a special collaboration between two of Dallas’ most acclaimed design firms: the award-winning SHM Architects and the internationally celebrated Studio Thomas James. The two are delivering a highly personalized living experience that meshes architectural elegance with expressive interiors. SHM Architects has earned national acclaim for designing warm, character-rich homes that balance beauty, scale, and enduring style. The firm’s detailed process is guided by creativity and collaboration, resulting in homes that feel grounded, inspired, and really one of a kind. Studio Thomas James is known for its tailored interiors that blend bold scale, refined materiality, and layered textures. With a portfolio featured in Elle Decor, Veranda, House Beautiful, and others, the firm is known for creating spaces that are meticulously appointed and unmistakably personal.

Located a mere block off the walkable Knox/Henderson neighborhood rich with shopping, dining, wellness, and culture, the privately gated enclave on Everdell Place will be home to individually platted and owned standalone residences, with a generous average size of approximately 3,800 square feet. Planned features include:

  • Thoughtfully designed wood and stone interiors
  • Hand-cut stone exteriors
  • Individual courtyards
  • Private two-car garages
  • Covered outdoor terraces with fireplaces
  • Personal elevator in each home
  • Museum-smooth walls
  • Marble-clad fireplaces
  • Professional-grade appliances
  • Generously sized walk-in closets

Pricing for Knox Villas begins in the mid-$4 million range, with reservations and sales underway now. Construction on the first several homes is beginning in June, with four of the villas already under purchase agreement and two turnkey homes in the planning. The project is represented exclusively by Kyle Richards, Cindi Caudle, and Alli Caudle Bush, all with Briggs Freeman Sotheby’s International Realty.

We asked the team for their take on this highly unique project:

The Knox District has become one of Dallas’ most coveted neighborhoods. What makes this location so desirable?

CINDI CAUDLE: “As they say in real estate, location is everything. The proximity to Highland Park makes this a place to be, but it maintains the charm of a walkable neighborhood with its tree-lined streets, high-end boutiques, and chef-driven restaurants. Dallas is a city known for highways, parking lots, and valet stands. The Knox District breaks these chains and allows our owners to leave their car keys at home and walk to everything they could ever need.”…
