Quit claim deed fraud claims another victim as issue grows

DAYTON, Ohio ( WDTN ) — The growing issue around quit claim deed fraud in Montgomery County has left even longtime property owners at risk.

Property owners like 75-year-old Janis Bryant Hayes says she owned her building for nearly 30 years before falling victim to a fraudulent quick claim deed.

Hayes spent the last three years in court fighting to get her building back. Since December, she has been waiting to hear the decision in her case.

“You go in front of the judge, you prove that it’s your building and they will do a new deed and get your building back,” said Hayes.

In 2021, she discovered that her apartment building was no longer in her name. Changed by a quit claim deed that Hayes says she never signed.

Since then, her property has been sold three times between buyers identified in court documents as At The End of The Day LLC.

The experience has been costly for Hayes, citing someone else collecting rent from those apartments and Hayes having to hire a lawyer to explore solutions.
