Georgia-Pacific has canceled its proposed mixed-use redevelopment of its downtown Atlanta headquarters, ending a plan that would have added hundreds of apartments plus retail, restaurant and entertainment space to the Peachtree Street tower.
The company confirmed the decision Monday, September 7, saying higher construction costs and broader market conditions changed the project’s economic viability. The redevelopment had been announced in 2024 as a major conversion of one of downtown’s best-known office buildings.
What was planned
The discontinued proposal called for more than 400 apartments on upper floors, about 125,000 square feet of commercial space and 2,100 parking spaces. Office uses would have remained part of the building.
Instead of pursuing the full conversion, Georgia-Pacific said it will direct resources toward critical infrastructure, modernized building systems and employee-focused upgrades. The company listed dining options, outdoor workspace and workplace technology among the improvements under consideration.
What it means for downtown
