Stockbridge Pays $132M for Potrero Hill Flats, Priciest SF Deal in Two Years

A newly built luxury apartment complex on Potrero Hill has changed hands for $132 million, making it San Francisco’s most expensive multifamily acquisition on a per-unit basis since June 2024. Stockbridge Capital Group, the San Francisco-based investment firm, closed on the 172-unit Alta Potrero property, paying a little over $767,000 per unit for the studios-to-three-bedroom complex.

The buyer is listed as SCG 1301 16th Street LLC, a Delaware corporation tied to Stockbridge, according to The Real Deal, which first reported the sale. The filing names Mark Carlson, Stockbridge’s managing director of transactions, and Ridgway Knight, an acquisitions associate at the firm, in connection with the deal. The seller, Wood Partners, purchased the vacant lot at 1301 16th Street for $15.4 million in 2017, broke ground on the project in 2018, and completed construction in 2020.

Alta Potrero includes 6,700 square feet of ground-floor retail space and 29 subsidized units among its 172 apartments. Wood Partners has a track record of building and flipping high-value multifamily projects across the region — the firm also developed the 327-unit Star Harbor Apartments along the Alameda waterfront, an adaptive-reuse historic cannery project that sold to Strada Investment Group for $153.7 million in February 2025. During the original development of the Potrero Hill site, Wood Partners had pledged $100,000 in impact fee contributions toward the renovation and expansion of the neighboring Jackson Playground, a 4.4-acre public park.

Rents and Home Prices Climb as AI Firms Expand Nearby

The purchase price reflects a neighborhood being reshaped by tech money. Potrero Hill now has median home prices above $2 million, and the area saw a 16 percent year-over-year increase in median home prices, according to Compass data cited in the report — with buyers there spending an average of 42 percent over list price. Citywide, rents have moved just as sharply: San Francisco’s median one-bedroom rent hit $4,180 in July, up 23 percent year over year, while two-bedroom rents climbed 26 percent to top $6,000 a month, per Zumper figures in the same report…
