A new report from Realtor.com® is tracking the recent path of foreclosures, which occur when homes become Real Estate Owned (REO) and are listed by banks. These properties often appear on multiple listing services and online platforms, creating new inventory for homebuyers.
Additionally, the research shows that after a period of suppression following the COVID-19 pandemic, the rate of foreclosures has started to increase. Current foreclosure levels are now approaching what they were in 2019.
However, these rates remain well below the highs experienced during the Great Financial Crisis. The report identified several markets with the most foreclosure listings as of June 2026, and among the areas that has seen a significant uptick is Madison, WI.
