A Kansas City real estate shop has teamed up with a California investor to scoop up nearly 600 apartments in McKinney, one of the Dallas-Fort Worth area’s faster-growing suburbs. Northland-based 7Acre Investments partnered with Monument Square Investment Group to acquire McKinney Square, a 595-unit garden-style complex in the Craig Ranch area, in one of the larger multifamily deals to hit Collin County this spring.
The buyers announced the acquisition in a public press release that billed McKinney Square as a 2016–2017 vintage community with one- and two-bedroom layouts and a broad amenity lineup. According to Monument Square Investment Group, the property is near State Highway 121 and is zoned to Frisco ISD. The Kansas City Business Journal reported that the deal values the asset at roughly $113.9 million.

In its announcement, Monument Square framed McKinney Square as a “595-unit multifamily community” with “luxury interior finishes” and an “expansive amenity set.” The complex offers two resort-style pools, a modern clubhouse with co-working space, a gated pet park, and garage parking, putting it among the beefier rental choices in the Craig Ranch submarket. Online listings currently market one- and two-bedroom floor plans along with on-site leasing details.
Why buyers are circling Dallas suburbs
Even with advertised rents softening across Dallas-Fort Worth earlier this year, investors are still targeting large suburban properties where they believe operational tweaks can juice returns. Yardi Matrix data for the Dallas market showed asking rents pulling back amid a wave of new supply, a combination that can open short-term buying windows for well-capitalized groups. 7Acre Investments, launched in 2023 and based in North Kansas City, focuses on multifamily acquisitions and preferred-equity placements, a strategy the firm highlights on its website.
What renters might notice
For current residents, the handoff appears quiet so far. McKinney Square’s leasing materials still list ZRS Management as the on-site manager, along with contact information and pricing. The official McKinney Square Apartments site continues to show one- and two-bedroom floor plans and starting rents, and the new owners have not publicly detailed plans for immediate rent changes or major renovation programs.
