Final plan for 442-home development coming before Marion County commission

The final plan for a new, 442-home subdivision is heading to Marion County commissioners next week, just over 13 months after the property originally secured rezoning approval.

The Marion County Board of County Commissioners will consider the final master plan for the Sandy Clay residential subdivision during its regular meeting on Tuesday, July 21. State corporate records show that Sandy Clay LLC is owned by local partners Matt Fabian, Harvey Vandeven, and Floyd Salser.

The request represents the final procedural step for the project, whose rezoning to a PUD was initially approved by commissioners last year on June 17, 2025, under the condition that the finalized master plan return to the board for a final vote.
