Oakland’s rents are growing again — at one of the fastest rates in the U.S.

If San Francisco’s rental market is on fire, Oakland’s is starting to catch sparks.

Rents in Oakland, which until just recently had plunged further than in any other major U.S. city, are now climbing again — and faster than anywhere else except San Francisco. The median asking rent price for a one-bedroom home in Oakland was about $2,000 in June 2026, nearly 5% higher than the inflation-adjusted median of $1,910 in June 2025.

Data from rental site Apartment List indicated that Oakland saw the second-highest price growth among the 100 largest U.S. cities for which the company had data. But rents in San Francisco rose nearly three times faster: 14.5% to $3,590…
