Summerlin has never had a residential high-rise — but that could soon change. Howard Hughes Holdings has filed plans for Summit House, a two-tower, 260-unit condo complex just east of the Downtown Summerlin outdoor mall near Sahara Avenue and the 215 Beltway, marking the first time true high-rise living would come to the master-planned community.
The project, reported by Las Vegas Review-Journal, calls for dual 21-story high-rises spanning 1.76 million square feet, connected by a skybridge on the 17th floor that will house a bar, outdoor terraces, a restaurant and event space. Two levels of subgrade parking are planned beneath the towers. Clark County records show no scheduled hearings on the proposal yet, according to the same report.
Summit House is a joint venture between Howard Hughes Holdings and Discovery Land Co., the same partnership behind The Summit Club, a 600-acre community in Summerlin, per the Review-Journal’s reporting. David O’Reilly, speaking to the outlet, said he did not have expected pricing, cost estimates or a construction timeline to share yet — but he noted that interested buyers already exceed the number of planned units. “This is clearly the next chapter for Summerlin,” O’Reilly said, adding that residents may want a lock-and-leave lifestyle as they get older.
A Sprawling List of Amenities
The amenity list reads like a resort brochure. Summit House is planned to include multiple outdoor pools, a pool bar, an outdoor golf practice area for putting and chipping, golf simulators, and an event lawn.
