A series of multi-million dollar mansions in the exclusive Del Webb development, located on the outskirts of Las Vegas, find themselves at the center of a legal battle after showing alarming signs of sinking and serious structural failures.

The lawsuit, filed in Nevada courts, details how dream homes suffer from cracked walls, shifting foundations and the visible sinking of backyards. According to the homeowners, the ground beneath their feet is literally not what the company promised at the time of purchase.

The geological challenge of the “alluvial fan”

The heart of the conflict lies in the soil upon which this section of Lake Las Vegas sits. Attorney William Coulthard, representing the affected parties, explains that developers built the community on an alluvial fan, an area where sediments accumulate naturally. To level the steep terrain and create buildable lots, the builder, Pulte Homes, used fill up to 15 meters deep.

Experts hired by the homeowners association suggest the presence of “hydro-collapsible soils. This type of ground tends to weaken and compact drastically when it comes into contact with water, which would explain why the structures have begun to give way. “These were the dream retirement homes that have turned into a structural nightmare,” stated Attorney Coulthard.

The builder’s defense

For its part, PulteGroup rejected accusations of widespread negligence. In official statements, the company maintains that it stands by the quality of its construction and that the reported problems affect less than 5% of the community.
