The lease covers 10900 Northwest 138th Street, a 130,150-square-foot building developed by Seagis Property Group facing West Okeechobee Road near the Florida Turnpike. Public filings show the deal runs 16 years with three five-year extension options, a commitment structure typical of large-scale industrial and distribution leases where a tenant wants long-term control of a facility without immediately locking in beyond two decades. The building rises 40 feet, with two drive-in doors and 46 dock-high doors, specs consistent with a cross-docking or regional distribution operation rather than retail storage.
