Construction Underway On ODP-Designed The Triangle In Miami’s Health District

Construction is underway on The Triangle, an eight-story mixed-use workforce housing development at 1750 NW 15th Street Road in Miami’s Health District. Developed by Miami-based DFRE under Florida’s Live Local Act, the $35 million project will span 121,636 square feet and yield 112 income-restricted rental residences. ODP Architecture & Design (ODP) is responsible for the design.

All 112 residences will be 450-square-foot studios restricted to households earning up to 120 percent of the Area Median Income. Each unit will include a private balcony and in-residence laundry facilities. The development is rising within the Health District, near Jackson Memorial Hospital, the University of Miami Health System, neighborhood services, retail, and public transit.

The Triangle occupies an irregularly shaped parcel with a single point of vehicular ingress and egress along NW 15th Street Road. The configuration required the development and design teams to organize the building footprint, circulation, and structural systems around the constraints of the triangular property.

ODP has designed the structure with a predominantly dark charcoal exterior distinguished by a rhythmic, zigzagging arrangement of projecting balconies and recessed glazing. Vertically ribbed paneling and closely spaced fins frame portions of the elevations and carry across the balcony railings and slab edges, reinforcing the repetitive geometry of the façade. Warm-toned soffits provide contrast beneath the balconies, while integrated planters introduce cascading greenery throughout the residential levels.

The development will include a 10,000-square-foot landscaped pool terrace on the fifth floor with private cabanas, gathering areas, an outdoor television, and grilling facilities. A 3,500-square-foot fitness center is planned at ground level with a health food and juice bar, while additional private fitness studios and cardio rooms will occupy portions of the second through fourth floors…
