USL club Union Omaha reached an agreement with the city of Omaha earlier this week to develop a soccer stadium-anchored mixed-use development for the men’s team and a future women’s team. The stadium, with an estimated cost of $114 million (additional infrastructure costs not included) and which the city will own, is designed by HOK. Hines is overseeing the 20-acre, roughly $400 million district’s development with the club. JLL’s sports practice and RDG Planning & Design (landscape architecture) are also contributing to the effort.
The project still has hurdles to clear, including an upcoming Omaha city council review and approval of a land purchase with Union Pacific, as well as an application for “turnback” tax funding, a Nebraska taxation quirk akin to creating a tax increment financing district.
It will also likely need direct city financing, whether in the form of bonds or capital improvement dollars. If the project receives full approval, the club hopes to break ground in 2026 ahead of a 2028 opening…
